  • Dubai’s Branded Residences Boom Fuels Surge in Luxury Home Maintenance Demand

Dubai's luxury real estate market is entering a new phase of growth, driven by a record-breaking surge in branded residences and a parallel spike in demand for premium home maintenance services. As high-net-worth investors flock to branded developments offering elevated lifestyle experiences, the need for elite property upkeep has become a critical differentiator.

Branded Residences Sales Soar 43% in 2024
According to industry reports, sales of branded residences in Dubai rose by 43% year-on-year, with over 13,000 units sold in 2024 alone. The emirate now boasts 132 branded developments comprising 43,000 units, with projections to double by 2030. These properties often affiliated with luxury hospitality brands like Four Seasons, Address, Vida, and Palace command premiums of up to 69% over non-branded counterparts.

Branded residences offer more than just prestige they deliver turnkey living, global standards, and long-term asset value; says a senior analyst at Knight Frank MENA.

Luxury Maintenance Becomes Non-Negotiable
As branded living becomes the norm, home maintenance expectations have skyrocketed. Investors many of whom reside abroad demand seamless, tech-enabled solutions to preserve their assets and ensure uninterrupted luxury.

Leading the charge is Hitches & Glitches (H&G), a subsidiary of Farnek Group, which now manages over 1,500 Annual Maintenance Contracts (AMCs) valued at AED 26 million. Their team of 240+ technicians services branded homes across Palm Jumeirah, Dubai Marina, Downtown, Creek Harbour, and Jumeirah Bay Island.

Services Include:
MEP and HVAC maintenance

Carpentry and pest control

Pool and gym upkeep

Staffing solutions (chefs, butlers, housekeepers)

Smart tech integration for remote monitoring and approvals

Smart Tech Meets Luxury Living
H&G's proprietary platform allows homeowners to schedule services, approve quotes, and make payments remotely, making it ideal for international investors and second-home owners. This digital-first approach aligns with Dubai's broader vision for smart city infrastructure and investor-friendly innovation.

Why It Matters for Investors
With branded residences offering higher rental yields, stronger resale value, and enhanced tenant retention, professional maintenance is no longer optional it's a strategic asset. Developers and property managers who fail to meet these elevated standards risk losing market share in a highly competitive segment.
