Dubai's real estate market continued its strong momentum in July 2026, achieving AED 25.95 billion ($7.1 billion) in residential home sales as off‑plan properties dominated buyer activity. The emirate recorded 12,748 residential transactions, with off‑plan sales accounting for 70.8% of all deals reaffirming Dubai's position as one of the world's most attractive investment destinations and highlighting sustained confidence in its long‑term development pipeline.

The surge in off‑plan demand reflects the appeal of new master‑planned communities offering modern amenities, flexible payment plans, and strong future value potential. Developers continue to launch large‑scale projects across emerging districts, supported by Dubai's expanding population, infrastructure upgrades, and resilient economic outlook. Market analysts note that while the pace of growth has moderated compared to last yea's record cycle, demand remains fundamentally end‑user driven, with investors prioritizing long‑term capital appreciation and lifestyle‑focused living environments.

Dubai South emerged as the top-performing area in July, driven by its affordability, connectivity to Al Maktoum International Airport, and increasing appeal among first‑time buyers. Other high‑activity zones included Downtown Jebel Ali, Jumeirah Village Circle, Business Bay, and Arjan, each benefiting from strong community infrastructure, competitive pricing, and rising interest from both residents and international investors.

Commercial real estate also posted solid results, recording AED 7.45 billion ($2.03 billion) across 1,011 transactions. Land plots accounted for nearly half of the commercial value, signalling continued confidence in Dubai's long‑term development cycle and the appetite for future construction opportunities.
