Dubai's real estate market continued its strong momentum in August 2026, recording a total of AED 46.22 billion ($12.6 billion) in property transactions across sales, mortgages and gifts. The month's performance reinforces Dubai's position as one of the world's most active and resilient property markets, supported by sustained demand for both off‑plan and ready homes, rising investor confidence, and continued appetite for luxury waterfront living.

Sales transactions accounted for AED 27.89 billion ($7.59 billion) from 11,601 deals, covering 10,124 residential units, 684 buildings and 793 land plots. Off‑plan sales remained a major driver of activity as new launches across Dubai South, Business Bay, Jumeirah Village Circle and Dubai Creek Harbour attracted strong buyer interest. Ready home sales also held steady, supported by end‑user demand and limited supply in prime villa communities.

The luxury segment delivered some of the most notable deals of the month. A Palm Jumeirah residence at Orla Infinity by Omniyat sold for AED 79 million ($21.5 million), marking one of August's highest‑value transactions and underscoring the continued strength of Dubai's ultra‑prime waterfront market. Additional high‑end sales included AED 65 million ($17.7 million) at Jumeirah Residences Asora Bay, AED 63 million ($17.2 million) at Bugatti Residences in Business Bay, and AED 57.6 million ($15.67 million) at Aman Residences in Jumeirah Second. Business Bay also recorded a major commercial deal with a AED 57.2 million ($15.58 million) office sale at Lumena by Omniyat.

Mortgage activity contributed AED 14.36 billion ($3.91 billion), reflecting strong financing demand from both residents and investors. Property gifts added AED 3.97 billion ($1.08 billion), bringing the total number of transactions in August to 15,611.

The combination of high transaction volumes, record‑breaking luxury sales and sustained off‑plan absorption highlights the depth and diversity of Dubai's property market. With new launches continuing to attract global buyers and prime districts maintaining strong demand, Dubai's real estate sector remains on track for another high‑performance year.
