Sharjah's real estate market has reached another significant milestone as all 2,683 residential units in the AED4 billion ($1.1 billion) Linar waterfront development were sold before construction even began. The project, developed by Alef Group, highlights growing investor confidence in Sharjah and reinforces the emirate's position as one of the UAE's fastest-growing property markets.

Located in the sought-after Al Mamzar area, Linar has attracted strong demand from local buyers, international investors, business owners, and executives seeking premium waterfront homes. The complete sell-out of all five residential towers demonstrates the increasing appeal of Sharjah's luxury residential sector and the growing interest in large-scale mixed-use developments across the emirate.

The AED4 billion development will occupy approximately 55,000 square metres at the eastern edge of Al Mamzar Beach and feature 325 metres of waterfront frontage. Linar consists of five residential towers ranging from 50 to 55 storeys, alongside plans for a future office and commercial tower. The project offers a collection of one, two, and three-bedroom apartments, as well as a limited number of four-bedroom penthouses designed to meet the needs of both end-users and investors.

One of the project's key attractions is its direct beach connectivity through a dedicated pedestrian bridge. Residents will also have access to a wide range of lifestyle amenities, including restaurants, cafe's, retail outlets, landscaped gardens, wellness and fitness facilities, co-working spaces, and children's play areas. A premium Sky Social Floor on the 47th floor of the fifth tower will provide panoramic views of the beach and surrounding city skyline.

Construction of the development is scheduled to begin in 2026, with the first residents expected to move into Tower A from 2030. Despite the long delivery timeline, investor demand remained exceptionally strong, allowing all homes across the development to be sold ahead of construction.

The success of Linar comes at a time when Sharjah's property market continues to record robust growth. According to figures cited from the Sharjah Real Estate Registration Department, real estate trading reached approximately AED29.5 billion during the first half of 2026, representing a 9.3% year-on-year increase. Residential properties accounted for 82.2% of sales transactions, while buyers from 121 nationalities participated in the market.

Market momentum accelerated further in July 2026, when Sharjah recorded AED7 billion in real estate transactions, marking a 61.8% increase compared with the previous month. These figures underline the emirate's growing attractiveness for both domestic and international property investors seeking value, waterfront living, and long-term capital appreciation.

The record sell-out of Linar illustrates how demand for waterfront communities continues to shape the UAE property market. As Sharjah expands its portfolio of premium residential developments and enhances connectivity with neighbouring Dubai, projects such as Linar are expected to strengthen the emirate's reputation as a leading destination for property investment and luxury coastal living.
