UAE Rents Surge Over 50% in Ajman as Affordable Housing Demand Intensifies
The UAE rental market witnessed a sharp divergence in H1 2026, with Ajman recording rent increases of more than 50%, the highest jump among all emirates. The surge was driven by strong demand for affordable housing, limited new supply, and a growing population relocating from higher‑priced markets such as Dubai and Sharjah. According to market data, studio rents in Al Rashidiya rose from AED 21,000 in Q1 to AED 33,000 in Q2, marking a dramatic 57.1% increase. Other popular districts, including Al Nuaimiya, also saw significant upward movement, with studio rents climbing by 25.5% as tenants sought budget‑friendly options close to key amenities and transport links.
Ajman's rental boom reflects a broader shift in tenant behaviour, with residents prioritising larger living spaces and lower costs amid rising inflation and lifestyle changes. The emirate's central communities Al Rashidiya, Al Nuaimiya, Al Rawda, and Al Jurf have become hotspots for renters seeking value without compromising on connectivity. While studio units saw the steepest increases, one‑ and two‑bedroom apartments also posted moderate gains ranging between 1.8% and 7.5%, highlighting sustained demand across multiple segments.
In contrast, Abu Dhabi experienced rental declines across major neighbourhoods such as Yas Island, Al Reem Island, the Corniche, and Al Khalidiya. The downward trend was influenced by regulatory measures, new inventory entering the market, and shifting tenant preferences. Sharjah recorded mixed performance, with commuter‑friendly areas like Al Nahda and Al Qasimia remaining stable or showing slight increases. This divergence underscores the UAE's evolving rental landscape, where affordability and location continue to shape tenant decisions.
The sharp rise in Ajman rents is expected to influence market dynamics in the second half of the year, with more residents likely to consider emerging communities and new developments offering competitive pricing. As demand continues to outpace supply in key districts, analysts anticipate further upward pressure on rents unless new inventory is delivered at scale.
