Young Emiratis Pour $1.2bn into Sharjah Property as 5,314 Nationals Invest in Real Estate
Young Emiratis are rapidly reshaping Sharjah's real estate landscape, investing AED 4.3 billion ($1.17bn) across thousands of property transactions in the first half of 2026. According to the Sharjah Real Estate Registration Department (SRERD), 5,314 Emirati investors aged 18 to 35 completed 7,052 property trades, marking one of the strongest youth‑driven investment waves the emirate has ever recorded.
This surge in activity was highlighted on International Youth Day, underscoring how Sharjah's younger generation is embracing real estate as a primary wealth‑building strategy. Their growing participation reflects rising financial confidence, improved investment literacy, and trust in Sharjah's regulatory framework, which continues to attract both local and regional investors.
The data shows a balanced yet dynamic gender distribution. Male investors accounted for 61.3% of traded properties (4,325 units) and 59.5% of total investors (3,162 individuals), contributing AED 2.8 billion in investment value. Meanwhile, female investors represented 38.7% of properties (2,727 units) and 40.5% of investors (2,152 individuals), with a combined investment value of AED 1.5 billion. The figures demonstrate a strong presence of Emirati women in Sharjah’s property market, reinforcing the broader national trend of increasing female participation in investment sectors.
Sharjah's appeal to young investors is driven by several factors: competitive property prices compared to neighbouring emirates, stable rental yields, and a diverse mix of residential, commercial, and industrial opportunities. The emirate's ongoing development plans, infrastructure upgrades, and investor‑friendly policies have further strengthened its position as a safe and strategic market for long‑term investment.
Industry experts note that this youth‑led momentum is reshaping market dynamics. Younger buyers are increasingly prioritizing real estate as a secure asset class, often choosing property over traditional savings vehicles. Their investment choices range from affordable apartments to mid‑range villas and commercial units, reflecting a diversified appetite and a long‑term approach to wealth creation.
Sharjah's real estate sector continues to demonstrate resilience and growth, supported by strong transaction volumes and rising investor confidence. With young Emiratis now playing a pivotal role, the emirate is entering a new phase of market maturity—one driven by ambition, financial awareness, and a forward‑looking generation committed to building sustainable wealth.
